The quality of the ownership experience at The Whaler on Kaanapali Beach continues to ramp up, which is why we’ve devoted several blogs to its updates. When we find exceptionally good Maui real estate investment opportunities, it benefits everyone if we share them. So, what makes The Whaler so exceptional?

For starters, The Whaler is on sound financial footing with no plans for assessments or the increase of maintenance fees. This is an important detail for those who know what to be aware of when buying a condo. Over $30 million in renovations and improvements have been completed by the Association from 2007 until now. Most of the major projects are now complete, and maintenance fees have been reduced by 19% over the past two years.

What did that $30 million pay for? Just over the past year, the AOAO staff and General Contractors finished the following:

  • New BBQ facilities with new furniture for Tower I BBQ area
  • Redesign of the waterfall in the Courtyard offering a 300’ view of the water feature
  • New rubbish and recycling bins throughout the property as well as new rubbish and recycling area
  • New landscaping with tiki torches and stamped concrete driveway at the entry to The Whaler
  • New landscaping on the North side of Tower I
  • Restored and built two new tennis courts
  • New Fitness Center with top tier equipment and finishes
  • New beach cabanas, umbrellas and free beach chairs

Those are the main projects that have been completed in the past year, but there were also numerous infrastructure projects that were finished as well. In fact, there are more projects planned for the future. The biggest being a complete renovation of the lobby building from August 15th to December 15th of this year, which should have its quality about on par with a Four Seasons or Ritz Carlton lobby. Its $3.5 million budget has been approved by the AOAO and will come from current cash flow and reserves. That means there will be no assessment or maintenance fees needed for funding. There is also a redesign and construction of a new guard pavilion at the main entrance currently underway, and should be completed by tomorrow. Last, but not least, the installation of photovoltaic solar panels on both towers should be completed in mid-June, and will help reduce energy costs.
