Market Trends and Analysis
According to the latest facts and figures released by the REALTORS® Association of Maui, aka the RAM, the median sales price for single-family homes dipped slightly to $932,500 in Maui County for the month of October – but the median price for condos went up to $672,500, a 13.2% increase from the median price in October of 2020. Likewise, the median price of $932k for single-family homes also represents a 7.5% increase compared to the same month last year, when single-family homes sported a median price of $867,500.
Overall, a lack of inventory and continually high buyer demand continue to be major drivers for Maui’s 2021 real estate boom, with a decrease of 44% for homes and 82% for condos listed as for sale in the fall. According to RAM president Keone Ball, ““I do think it [the median price] will go back up. The problem is the volume – you know, there just isn’t enough for sale. Until we get our inventory together, it’s going to remain pretty stable overall.”
Could the market be making a shift as 2021 draws to a close?
